Six years ago, a property company walked into our office researching agents and their ability to react to clients quickly. They were being let down by their corporate estate agency. We impressed them with our independent, flexible approach to property management and we've been impressing them ever since.
This client was founded 100 years ago and have 80 properties around Liverpool, Wirral and the North West. We fully manage the portfolio, undertaking the likes of day-to-day maintenance, tenant finds, rent collection / payments, organising and monitoring refurbs and maintaining selective licences, utilities and council taxes. Quarterly meetings and accounts keep the client informed.
We currently operate on a monthly occupancy of 98%, which is a huge turnaround from when we first took the portfolio over and faced issues including a high turnover of tenants, long voids and a back log of maintenance. We got to work straight away, fully assessing their portfolio, highlighting properties requiring refurbs, maintenance and tenants. Twelve months later all works were undertaken and the portfolio was fully occupied. It has remained that way ever since!
